Remote control design.

I am constantly asked how I can design a property that is in the US when I am here in the country? How do you do everything remotely?

So first of all today, a year after the corona, at least the amount of questions has diminished because we realized that there are creative ways to conduct oneself even remotely.

So at first I had to be close of course, so I went to the US for a while.

I studied the American market and style, spent whole days at Home Depot and researched every shelf (imagine yourself going to Home Center here in the country and staying there from opening to closing).

I researched the local taste, the prices, their preferences and why they are most connected at home.

I entered as many local houses as possible and felt the atmosphere and the design - which are completely different from the style in the country.

I went into properties designed by designers and properties that let the contractor go “and close corners”, I saw the differences at the time of selling the property and of course the differences in the transaction price.

I realized which products are worth compromising on quality and which ones are really not worth it.

I understood which products can be saved and not ordered and which necessary products will be available at home.

I examined what leads to a faster deal and "buys" the potential customer, what makes him fall in love with the property both in terms of visibility and practicality.

I figured out how to overcome shortcomings in one space (such as a small kitchen) by empowering another space (a great and luxurious south master, with an appealing design).

The more properties I designed, the more I realized how to approach each transaction, whether a rental or a flip, in order for it to be the most profitable and sell quickly.

I would listen to the advice of the narrators and learn from them. And researches the market and the various styles non-stop.

So I promised I would tell you how everything is done from here, from the country?

How can you make sure that everything is carefully selected and installed correctly by the contractor?

And how do I know what is appropriate for each property?

So…

The developer approached me at the time he closed the contract on the property and found the contractor for the project.

It is only after these two steps that I enter the picture.

In conversation with the developer I need information about-

• Location of the property.

• Type of transaction.

ARV

• The budget for the renovation and from it how much is allocated to the design (and from this amount trying to save
as much as possible).

• Expect the property to be put up for sale

• Duration of the renovation.

• Compass of similar properties sold near the property.

• Photos and videos of the property inside and out.

We adapt the specific design package according to his needs - whether it is planning the layout of the house (in shell houses where everything has to be built from scratch) or keeping the spaces as they are and their design.

I send the entrepreneur two forms which he hands over to the contractor for completion.

The forms contain all the information I need to design the property - dimensions, location of plumbing, number of doors and more.

Once everything is ready you can go to work. For simple and easy planning that makes it easier for the developer and gives him peace of mind in designing the project.
