So this week I was selected as the entrepreneur this week,
And thanks for the opportunity ??
This week I will endeavor to share with you

Because if you want to do some real estate,

My name is Gilad Oz. I have two lovely children:

In my education I am a software engineer,
I worked in the high-tech industry for over 15 years.

Almost a week I didn't sleep at night
And I went through a lot of bad scripts in my head
As for my future.
A friend suggested that I sign up for a real estate course in the country.
I said, having fun.
By the end of the course, I was already an owner
Of 3 investment properties in Israel.
A decade ago, good investments could be made.
The purchase tax for a second apartment was -
So: about 3.5%,
And today: it is 8% (you bought a second apartment)
Appreciation tax was -
So: be exempt every 4 years or 1.5 years,
Today: No exemptions and we will pay 25% tax on profits
In short, today it is very difficult in Israel to generate passive income.
And yields in Israel range from 2-3% in the Tel Aviv metropolitan area to 3-4% in the periphery.
Over the years I bought and sold
Quite a few assets in the country,
And I increased my equity.
About 7 years ago, I recognized the opportunity
Created in the US real estate market,
Since the sub-prime crisis in 2008.
Housing prices have been slashed to 1/2 and also to 1/3
From their price in the peak years of 2006-2007.
At one moment I realized that there were other options besides Israel.
And yields in the US are significantly higher
From the returns in Israel.
US yields are coming (even today)
To 10-15% net, after expenses such as:
Arnona, insurance, management and repair company.
