Post 4 - What did I learn from the combination of real estate in the country with real estate in the US?
I started my journey in real estate. In sports shoes and jeans, I plowed on the streets of Migdal HaEmek, and then Dimona. I went through a door to explore my marketUnderstand exactly what the tenants are looking for, from the number of rooms to the type of ceramic that will make the apartment the best solution for renters, who will be satisfied and maximize the return on investment by increasing rents through a purchase that is good and renovating specifically for the needs of the area.
I got a lot of this way, which went through my legs.
I have experienced in the most tangible way the concept of “micro market"Theoretically, I had a hard time catching it - how 2 adjacent buildings may not belong to the same market and can't compare one apartment to another apartment in the other building? But when you look in your eyes and hear from neighbors that one building had two tenants leaving and selling the apartment for a low price, There was a neighbor in 3rd place who was in a lot of trouble, only then is it much easier to understand how two nearby Milwaukee properties are priced by another local market because they belong to another School district, or one even belongs to Crime pocket and doesn't see the This is on maps that map crime according to Zipcodes. They are adjacent, so how is that possible? As someone who loves clear evidence and rationale, I had to look it in the eye, and experience it myself, before I hear it from the local US team, so that it would be easier to verify and examine this information.
I learned to make the emotional separation between a residential property and an investment property. The first assets I saw a little (a lot) discouraged me. I examined the properties in Home Buyer consciousness according to my criteria, and I had to teach myself that I was not the customer. The house does not have to fit my needs, but precisely matches the needs of the real customer - the homeowner. If I was renovating houses for my personal taste, I believe they would have come out amazing, but Vacant…
And so with everything in life basically - many times We are "pushed" into a picture that is not ours - Give us valuable advice that fits us and not them, are in love with our business idea and refuse to see that it is right for us but less for our customers and refuse to change, talk to our children about how we grew up, and how they should behave when they grow up in a completely different world and what was right for us, Not necessarily true for them… The same principle that guides me in mentoring processes helps me a lot and guides me in real estate too - I'm not the point. The thing is the people and what they need. I "push" myself out of the picture. Pushed back ..???? ♀️??
I also got a chance to meet amazing and warm people, who invited me into their home Talk to me, and let me look at the parameters of the apartment that affected its price (and no, this is not something that can be learned either by hand 2, not in real estate or the tax authority's website), to understand them better as sellers and renters, and no less important to me. At home, they taste delicious so I finally understood the meaning of the phrase "Yes, Worthy what a patty!"
