Lehigh Valley cracks top five in US for economic growth in 2018
The ranking come as part of Site Selection magazine's annual Governor's Cup Awards, which ranks states and regions based on number of development projects.

Every year we travel in the area to the music festival in the old steel factory. Lovely area. I checked real estate opportunities there. It seems that the prices are no longer cheap. Definitely seeing the progress of the area, and surprised me that it is not in the headlines. Investors are trying to sell properties there at unreasonable prices. For example a single property converted into four units for more than one hundred thousand dollars per door. We'd love to hear about sample deals you make there.

It's hard to get to Bethlehem, Pennsylvania without falling in love with it. The historic city planted on the mountainside and the Lihi River is an attraction for tourists who crowd it during prestigious annual festivals. Students at the prestigious Lehigh University, Moravine and Lafayette College flock to the area for thousands of young people each year. Christmas markets and churches add seasonal tourism and Casino Sands attracts visitors throughout the year.
The picturesque city located in the Lehigh Valley slipped under the radar of many foreign investors who flocked to the investment destinations in question such as Philadelphia to the south and the New York City area to the east. But what the foreigners did not discover and it is not certain that local investors want you to discover is that the Lehigh Valley, after years of depression, is removing the rust and is in the early stages of an academic, cultural and economic renaissance that mark it as the next destination for business investments and commercial and private real estate investments. Bethlehem is just one of several cities and towns in the Lehigh Valley experiencing revival.

An hour and a half drive from Manhattan, an hour and a quarter from central Philadelphia
The valley's unique location at the crossroads of several major transportation routes and proximity to the huge population centers of New Jersey, New York, and Southeastern Pennsylvania help the area occupy an important part in the growing business chain of the Internet economy. In the area, you can see huge warehouses of FedEx and Amazon on the main roads today, alongside trucks and offices of companies in the food and transportation field, the equations for leads are working. Companies in the field of science, biotechnology and leading medical centers are also located in the area.
Indications
First, it is important to understand that these are not just oil signs. The entry of giant companies, an initial wave of price hikes that began in East, on the state’s eastern border with the state of New Jersey are already marking the trend.
The increases in real estate prices near New York City, Philadelphia and northern New Jersey have turned the Lehigh Valley, which is partly considered a development area, into an attractive area for commercial and private real estate for companies and employee residences looking for reasonable housing prices with low tax levels. The GDP of the Lehigh Valley is estimated at about $39 billion.
Lehigh University has also announced development and expansion plans for the establishment of a medical school. The university does not keep pace with the demand of residential students and many of them are renting off campus.
There are still many opportunities for single family and multifamily as well as student housing in Bethlehem and Istan.

Over the past year we have joined a local team that specializes in the Lihi Valley area in finding investment opportunities in private real estate. And we are also a member of a regional management company. During this period we purchased for ourselves and for investors a number of single family properties.
