Collaboration (JV) with a contractor for flips - does anyone have experience? Ideas on how to do it right?

All the stories I have heard about such partnerships have ended on the worse side. So if it's someone you would take to a partner regardless of being a contractor maybe, if not, not recommended!
First you will do with the contractor one project or 2 before you get into any one ..

Divide the work into parts
One possibility is that the investor purchases the property, the contractor performs the work at cost and the profit is shared. Ideally this is a contractor who has done flips for you and you like his work and trust him and cooperation is simply the next step in your relationship.
With a written agreement by a lawyer and contractor you know and trust 100%
