So let's say we've already chosen the city we're going to invest in. And suppose we've already managed to build a team we're working with, so we have boots-on-the-ground (whether it's an agent or someone else) who is checking for us.
By the way the post talks about income-producing real estate properties.

How will we direct him (or her) to pay attention to what is important and to bring us the maximum information from the visit to the property?

So right, some really experienced people will tell us everything we need, but still coordinating expectations is something very important. Sometimes they may simply not pay attention, or not know that it is something that is important to us, as avant-garde, to check.

Every time I start working with an agent and he starts checking for properties for me, I close with him exactly what is important to me:

Video of the street and houses around the property (Better than Google from scratch)
Is it close to a busy road?
Is there a factory or something else suspicious in the immediate vicinity?
Are there many empty houses around?
Are there a lot of people out there in the middle of a day job?

Video around the house
What size is the back yard? What is the condition of the siding?
(If it is a duplex / triplex - are there counters separated by water)
What neighbors have this house and what is the state of their courtyards (for example, is it very dirty, or a lot of animals.)
Roof condition - although difficult to know from below.
Is there AC?
If there is a drive way, what is its condition?

Home video
If there is a garage - it is important to check it as well.
Is the concrete floor cracked?
Is the door electric, and the lift switch works?

If there is a basement
Does it have any moisture or smell of moisture?
Mold on the walls?

Wall cracks
A sign of some fundamental problem.

Heating system - Furnace (We usually encounter this in the cold states)
If a new one is old, try to check a year of production if possible.
Water heater - try to check production year. They have a life expectancy of 8-10 years maximum.

Windows
Is it old windows, or windows made of vinyl, which is the new type of windows.
This is important, to understand future expenses.

Another important thing - This is the layout of the house, the interior arrangement of the rooms. Is it a comfortable and sensible layout?
You see many different things when there are many houses, such as:
A closet that connects two rooms, or a house with 3 bedrooms, but one of them can be accessed only through another bedroom (suspicious, right ?!) or
Connecting to a washing machine and dryer, inside the large bedroom,
And other strange things that the agent should pay attention to.

Overall - The video will show you what the condition of the house is and will help decide which cosmetic renovation is needed (minimum - only color, maximum - everything).

There's a situation I forgot to mention something, so feel free to complete my checklist.

    What is the state of the kitchen?
    What is the condition of the toilets / showers?
    The electrical system including the board, is up to date?
    The plumbing system - do galvanized pipes need to be replaced?
    Is the house with a septic or connected to the sewer of the municipality (Septic can cost a lot of money to replace / repair)
