Don't know Georgia so can't give anything wise.
Just a little advice - buy only in a central city close to the center, close to the universities, and any place that has a strong and non-populated population in a small town (Batumi Shmatomi) where you are at the mercy of tourism only and this is a small war, tension with Russia and your apartment is empty
