# Post 2 - The Passion for Real Estate
In a previous post I told you about the book “Important and Get Rich” and that I was stuck because I had no desire for anything and I was frustrated. How the hell do I burn a passion for something that will bring me toward economic freedom?
Did I already tell you that courses are a good and promoting thing? So it is, that during Ullman's selection process I heard from someone about a real estate investment course at the Open University (a course that no longer exists, too bad) that Roni and the cannon witnesses from Exit Family Exit who are my first mentors taught. Their stories about the pension not knowing what will happen to it and the strategies of investing in real estate have done their thing. I felt like I was starting to understand real estate, feeling strongly the “why” and starting to love it.
In the course the seed of passion is sown. Roni and Adi managed to catch up with me in their passion for real estate investments and already during the course in 2018 I bought a studio apartment on paper in Liverpool and after the course I bought another apartment in the center of Liverpool. All from basic equity and loans that I call "out of nowhere", to which I will dedicate a separate post.
Let’s just say that investments in the UK were not amazing (to say the least), certainly not like in the US, but did their part in terms of learning curve and investment confidence. Along the way I had to further persuade my wife to join the craze, and about that later.
So how did I get to the US?
As part of the madness of the podcasts and lectures on real estate, I found my way to a gold mine of lectures by a mentor named Robert Shemin (Black Friday gave Project X content a month for those who signed up for the conference). I heard Robert running, in the car and at every opportunity that came my way. I was in a process called in the world of personal development "soaking", in which I absorbed more and more content about real estate investments and entrepreneurship in the US, and when I arrived at Robert Schemin's conference, where I also dragged my wife to live, it was already clear
This is not a cheap course as some of you probably know. Alon Ullman's team is not cheap either. But both courses are worth every penny. In gold. Leave the mindset of economic freedom and access to the real estate investments that have been analyzed before me (I have long ago doubled the investment in the course several times). The joy that came into my life and the passion for life is worth much more !!!
On top of that, as part of the course I got to know fellow London partner Cannon, who is to me like a brother and friend to life. The Ori Bar is the super cannon of the real estate attorney who was my mentor in the course. And the Robert Shemin Israel family (Project X) which continues to enrich me with knowledge, content and connections non-stop. So how much can you really value in the cost of such a course ??? Those who want to engage in real estate seriously - do yourself a favor and do not try at home alone.
At the beginning of the course we were both hot on flips, to generate equity, but while on the move we changed strategy and decided to focus on buying rentals (income-producing properties). There were several reasons for this, but most of all we decided that if our future goal is to acquire income-producing properties, why not start right away? In retrospect this decision turned out to be correct, since within a period of about a year property prices in the area where we work, Cincinnati, Ohio, began to rise significantly and already made profits similar to flips, so we benefited from both worlds, both stabilized income and imprisoned capital gains we can leverage Same in the future for the purchase of additional properties.
My conclusion - pay a lot of money for real estate education and education in any field you want to specialize in. Choose the best professionals and mentors. It will come back to you several times over. I always like to buy the most expensive and all the more so in courses that are important to my business development. It's not just the content and process that goes through. It is also the motivation, passion and energy that one gets from the mentor and the environment of the people in the course, where everyone is oriented to the same goal.
