What is the right "moment" to take an interior designer?

I ask this question quite a bit

So let's talk about contractor apartments,

You got caught on a certain project everything is right for you and right for you

You went to the entrepreneur's sales office and started the purchase process

You hired an attorney, and he started going over the draft contract,

The question is, does he understand architecture? Or design?

Does he know what a "tenant change process" is? Or what is a 4 way interfoot?

Does it matter to him contractually what size or flooring you have listed in the technical specifications?

So let's tell you

No !!

And the truth is, he shouldn't either…

But if in the purchase process she would go through a designer / architect, who understands the field! Because not everyone knows the process

What could you spare ??

At a minimum, her fees for full escorts !!

And why?

I will now explain

If the designer understands the field, she will identify the "weaknesses" in your contract with the developer and try to improve the conditions for you.

For example :

Who among you knows that moving an electricity point while the building is still "on paper" costs about NIS 100 per point?

If you had known this in advance you would have tried to negotiate on the issue, wouldn't you?

What contractor would want to lose a million-dollar deal on something he might not be paying for at all?

Same as for walls…

If you were able to add a little note to the contract it would sometimes save you tens of thousands of shekels

I'll give you another example

If you knew that converting your flooring from 60/60 is what contractors give in the standard for 80/80 flooring, which today has already become the standard, it costs you 20 NIS per square meter, if not more.

In an easy calculation for a 120 sq.m. apartment, it costs to change the size of the tile to about NIS 2500 + VAT

Every Ayala and lots of other things that if you knew at the stage of the contract would save you tens of thousands of important shekels that you can invest in a designer's salary and other home upgrades.

So I ask you now: At what stage should you take a designer / architect?

And I will also answer .. Even when you think of buying the property

And of course more examples can be given regarding second hand apartments, private properties and construction from "0"
