What's going on?
I wanted to update that after a short respite, we are here in Texas, returning to activity.
The market has indeed changed, and the recession may soon become a crisis.
Both crisis and recession are a period of precaution, but also a period of opportunity.
In mid-March, we were notified that 3 tenants were not going with us. Which made us a little dizzy.
But just as easily, 20 days into April. We have already closed the three lost homes.
And one even paid cash in advance for the whole year.
Given the situation, the main investments we will try to focus on in the coming months:
1) Rental deals with cheap target prices.
We are seeing a big increase in demand for cheap rentals. People see a crisis in front of their eyes looking to save wherever possible. This month beyond the 3 apartments we swapped, we closed another 4 additional apartments at full demand, and quickly.
2) Lease To Own transactions, with the expectation that the banks will stop with the mortgages.
Many people still do not want to give up the dream of buying a home, and there is a good situation that they will be ready
Pay high interest for a few years, than rent. This will be mostly relevant to homes with target prices of up to $ 300. For the monthly payments to make sense even at high interest rates
3) Businesses renting storage facilities
During a crisis, people are losing homes, going down the house level, having to make transitions.
Americans is a nation of consumerism, very connected to its products.
So much so that they are willing to pay monthly rentals, for equipment they have no place to keep.
It is indeed a "business". But definitely an area with promising returns.
