We took the knowledge we gained and embarked on the entrepreneurial journey, built our team and set off.
One of the significant things that has helped us is our partnership (we will elaborate on that later) ??)
We believe in and focus on rentals, buying a property, renovating if necessary, and long-term holding - passive income. This is what we want, and this is what our investors also want and that is where we direct them.

Relationships Relationships, the first goal was to find a team, every first-time investor remembers the first few phones, countless phone calls to build his team, we could find an agent who would do the job, but we wanted someone to feel the click and believe that if we succeed it would pay off He too. It took time, but with intense work learning from mistakes and improving the language, we reached the first agent who believed in us, and embarked on the journey.
Having already had quite a few contracts, we finally got our first dream deal - OFF MARKET
We had already become more understanding after quite a few properties we inspected, and when we received the INSPECTION report we already knew what we wanted to see, and indeed, after the inspections we went for it, and bought our first income-producing property.
Today, we already have a broader team that also includes one Teitel company for all of its assets.
After we found our team we built the SYSTEM - the heart of the business.
Every business needs the core, which will constitute the fixed data concentration, on which variable data can be re-examined for each transaction.
Our SYSTEM is divided into three layers:

3. Financing

Business Practices and Definition:
Initially, we defined ourselves as advisory entrepreneurs, starting with a purchase process in parallel with learning, and advising and guiding investors, and when we found deals we performed all the tests in accordance with what we listed above, and the property was transferred to the management company for ongoing operations.
The deals came, but we spent a lot of energy looking for good deals, with quite a few disappointments along the way, when we had great deals we didn't always find the investor, and when there was money we didn't always find deals. At this point in the dilemma, we had to decide whether to continue looking for a deal, submit an offer and wait for the investor, or first find an investor who was transferring the money there, and wait for a deal to come.
This dilemma is accompanied by everyone who is part of a consultation process, there are approaches here and there, we initially said the first way, but after a while we realized that we must recalculate a path in order to grow and expand in the field.
We have built a pool of investors (some are familiar with the field and some are brand new) through which we combine what is and what is needed so that we also look for deals and offers, and there is also a pool of people who will transfer the money at any given moment once the deal is right for them.
