The years were 2006/7, National Plan No. 38 (TAMA 38 - Earthquake Strengthening) emerged into the world and created a new reality called "Urban Renewal." I was one of the first to recognize the opportunity and began to bundle up home renovations with reinforcements, balconies, Elevators, headquarters and floors above the head ... First in Rishon LeZion (relative advantage) and as the years went by - Haifa, Netanya, Raanana, Kfar Saba, Herzliya, Tel Aviv, Ramat Gan, Givatayim, Holon, Bat Yam, Yavne and also Jerusalem. Where I haven't touched ... To this day, I navigate relatively easily within these cities with almost no waze. In later stages, there is also TAM 38/2 (demolition and reconstruction) and 38/3 and of course "evacuation of buildings" of complexes. How many of you tried to persuade groups of people, usually with severe intrigues between them, to leave the house for a long lease against some agreement, knowing that the house was going to be demolished, for such and other promises? No more difficult than that !! And still, for some 8 years, several projects were carried out First as an "Signature Contractor" and then as an entrepreneurial company acquired by a large contracting company, and then through another leading contracting company ... Every night I spent tenants meetings in different cities, every day I spent with architects and lawyers. And in between dozens and hundreds of daily tracking calls for tenants. Young and old, heirs and purchasers.
In between, I owned a bar in Tel Aviv (with a partner who disagreed with him and later became MK), and I was a well-known figure in the then Tel Aviv scene, a remnant of the political aura ... These were very intense years. And sometimes less.Already then I was clear - I want to live well, do a lot and fast.The term "economic freedom" was still unfamiliar to me but I knew that I wanted to get there.
When I got into a relationship that became serious and binding, the night meetings really started to become a burden, and one day I decided I would stop with the urban renewal and the night sessions. I left the bar before.
I decided to change phase and started working for a "small" public real estate company of one guy who got into trouble - Eliezer Fishman. This is a "structure" group under which the public companies "Jerusalem Economic", "Industrial Buildings" and "Durban". The first two are companies Many decades-old veterans who were governmental before they were privatized in the 80s and such held (and still do) a lot of real estate in the country (then about 3 million sqm built) and in the world at large. The job I was meant to realize was the assets decided to put up for sale. Brand new because before there was simply no need to sell, and in fact I had to develop a role that did not exist. I created a list of properties, studied them all for details - the Tests / expenses, renters, advantages / disadvantages, appraisals, engineering data and of course I visited every hole in the country: offices, industry, logistics, residential, commercial centers, shops, parking lots ... what I did not touch. Close legal department, dozens (or more) of intermediaries, Forward - Famous figures like Rami Levy, Yigal Demri, Tzachi Nahmias, Ofer Nimrodi, Zohar Levy and others were in the daily routine. Sales (I usually sold around the potential of 9-3% annual return. The potential for "yield in a situation where the property is 5% populated, and it is clear that the actual yields were lower for purchasers." I ripped them off "because I knew what each buyer needed and what the right price was ** for him **. Within two years, we had sales of $ 100 billion in assets. ₪ Almost a couple of very well-known properties. Hundreds of thousands of meters of each type we went from the lists, and of course we kept the good stuff. The company, which was just a few years ago on the verge of a debt settlement and needed immediate capital injection, entered a few months ago into the TA-35 index, This is under the direction of the CEO of a financial genius throughout.
Because we had reached (and passed) the target that was set for me and even earlier than expected, I did not see the continuation of my path in the group and despite the comfortable and safe conditions, I did not like to "knock a clock" and announced my termination.
After years of extremely intensive real estate activity in Israel - residential, logistics, office, commercial, etc., I realized that there is no longer any accessible potential in Israel and decided to increase and develop the activity that started "on the left" in the US somewhere in 2013.
By the way, I was wrong, because my best deal to date I did later in the country, and quite coincidentally. It will be recounted later.
