Then the bank asks: "What is the purpose of the loan?" What's your excuse?

Question to dear group members -

We own a property in Cleveland that is currently leased by a tenant. As part of the lease, we have entered a clause whereby the responsibility for payment on the property's bills (utilities) is on the tenant.

We recently received a water and sewer bill, with a very high amount (this is the first bill we have received since we purchased the property). It seems that the tenant does not intend to pay the amount. Another important detail - the account is in the name of our LLC.

Does anyone have experience dealing with this situation? What happens if the account is not paid? Is it better to require the tenant to pay (and if not threaten to evacuate), or cost the rent (the contract is one month, and we have the right to raise the rent with a 30 day notice)
