#יםמהשבוי*Post 5 – Why I like single family, why I like leveraging, and why I oh…
1. Investment can be leveraged, and with $ 25 to buy a home worth $ 120.
2. I can sell it whenever I want, and to whoever I want, not just to the investor… meaning the money is relatively liquid.
3. I enjoy the tax benefits of holding a direct income property, and I control the tax reporting
4. I have control over my investment, I can make all the decisions on how to manage my investment
I had previously considered joining groups of investors who buy multi-family complexes, but because of the lack of investment control and lack of liquidity, it's less appropriate for me personally.
GET RICH QUICK, it's just the opposite, GET RICH SLOW, and it's a model I believe in more... take ten years of your life, save a shekel to a shekel and invest your time and money to buy a property or two every year, even a cheap house at market price, not some bargain... manage well the assets, and you will find yourself in a different place at the end of the period.. It sounds Sisyphean and more boring than doing flips, I know... but this is the surest way to get rich... slowly but consistently!!
