# Initiated week Post number 4 - Who will save my house?
Evening, I'm out of the house shopping. phone. On my tenant line, she describes what is in front of her: a crazy jet of water breaking out of the ground, huge amounts of water flooding the yard. Overall a fairly routine phone call ??… Arrive from the municipality and close the gate. The next day a plumber arrives, the main pipe has exploded and in addition there is a leak under the foundations of the house. There is no escape from replacing everything !!!! The plumbing in the house that was already old. Repair of thousands of dollars. What to do? Swallow the frog (or the whole egg in my case) and continue. Do not just say too much property too much worry. One should also know to soak punches straight into the soft abdomen. Over time, indifference develops and people learn to deal with situations effectively and with a minimum of disruption to the tenant. My plumber finished the job in a day and a half and life got back on track. Liquidity is unfortunately a common problem in the construction method here and every homeowner faces or will face water problems sooner or later. My other properties also had a variety of maintenance expenses - a new roof, more liquidity, appliances, air conditioners, etc.… Properties also produce expenses! My approach is that every asset is a child - needs to be cared for and nurtured. I regularly clean the gutters after the fall, spray the yards against weeds so that the grass always looks beautiful, do termite tests once a year, maintain continuous contact with the tenants and take care to take care of any problem that arises immediately. Once a year on holidays, she sends them a gift card, and always makes sure that they feel at home and that all their residential needs are met. As has been said many times - satisfied tenants are tenants who will stay long term and maintain the property and this is important !!! A populated and maintained property is an income-producing property. In the next post I will tell you why my model is the ideal model, what is my vision for the future and how I intend to get there.
