Post # 6 - How to Reduce Brent Risks? - Shortcuts..
In the first post I mentioned that I came to the real estate for the rents. I don't trust the state for pensions, I don't trust companies, I think everyone has to take care of themselves and plan to create independent sources of income for themselves.
In the end, if you want a monthly fixed income addition to Mandalan, the best way is to rent.
People will always need a place to live, even when there is a crisis period and there is no money to buy a home - all the more so.
Over time, rentals will always go up.
But .. when you run your rent - passive income is not.
There is always a deal with tenants, there are always repairs (home is home is home no matter what country it is). And if you depend on one or a few properties - you will feel the changes more sharply.
The conclusion I've come to over time (and I'm not the only one, anyone who deals with real estate over time comes to that conclusion) - needs a wealth of assets to reduce the potential risks.
The more assets there are - a point problem in the functioning of one asset is less noticeable since the rest balance it.
But how do you get to the amount of assets as quickly as possible?
There is a shortcut… Acquiring a portfolio of assets.
(Similar to multifamily - buying a building or buying singles, the main thing is buying a large number of tenants at once and not supporting a single tenant).
Multi Family - The majority already know, and you can find good projects.
A little explanation about buying a portfolio of properties - Multi Single:
There are many property owners who have accumulated over a period of time, after a home, until they reach a beautiful portfolio. But after a while they want to realize the portfolio and sell it all.
Let's start with what the Israelis like to focus on - what's the risk ..
So what are the challenges?
Every portfolio has better performing properties and less performing assets - make sure the portfolio is balanced and even out of the purchase if the black sheep are given or find a solution to make them white.
It requires a relatively large amount of money at first but then it can be rolled relatively quickly
It is necessary to check a large amount of assets at once
After the purchase, all properties must be managed on all challenges and all necessary care taken care of (problematic tenants, repairs, etc.)
And what are the benefits?
Reducing the risk associated with first-time burns
Acquire a portfolio of properties that give a first-rate return at once
Negotiations can be made from a better position because of the large amount of money, the portfolio owner's sensitivity to a smaller property price
There is less competition, most investors focus on individual assets, in small amounts
There is flexibility in the potential of each portfolio's portfolio - you can always use one of the strategies I wrote about in previous posts to increase your return on investment and even other creative strategies
As one who does not sleep well at night if my investors do not sleep well, once I realize that this is a great way to help people who want to get into the real estate but do not want to do it alone and fear risks, or people who just have money lying around and not working properly, are looking for extra income But to reduce the risk, the token dropped to me.
After going through flips and rents, My main focus right now is in acquisition groups, and currently a portfolio acquisition of properties that will yield first-hand returns is underway.
Our group plan is just that - to buy a portfolio that yields less than market value, and to use our experience and knowledge to improve and leverage creative tools to increase your return over time, So over the entire investment period the payback increases, the monthly payout increases without the need for additional investment.
We are not a recruiting company, we are the entrepreneurs so we are looking for investors with the right mindset, who can invest for at least 3-5 years and enjoy rising returns over time.
The groups are small but high quality as I wrote - from the time the group was created we have a lot of work in the field, and we are less interested in working with dozens of people and only interested in working with people who really fit into this type of transaction (highly recommend entering only transactions that fit your character, your financial strategy and level The risk you are willing to take). That is why we want to meet with anyone who wants to join because just as it is important for the investor to check out the entrepreneur 'also the important entrepreneur who is the investor.
So if you know someone who has this strategy right at this point, I'd be happy to do the link.
