Many responses were received to what I wrote to those who asked about "What course to do?" And I replied, "Read a book." I have nothing against courses or seminars. I like to go to them and pass them on. There are very good courses, and some are even excellent, but few of them concentrate on what I see as the most important and that many who work in the field have discovered over the years. That it is difficult, discouraging and always requires a lot of sacrifice. This is by the way not special for real estate. Sure any business owner can connect to it.
So why even bother writing? Because real estate has a relatively low entry threshold, that's the truth, with a high income potential, and this rightfully makes people dream, which is fine, but it also makes others sell the dream of easy money, that anyone can do it, that it's just around the corner. To retire in a moment and move to heaven on earth with money flowing non-stop into the bank account. Of course I'm exaggerating, but at one point or another everyone has seen an advertisement for some course where the star is photographed on a beach drinking a margarita, next to a 2nd generation luxury car or a private jet. Is this possible? Yes . It is probable? Less. Why? There are several reasons such as luck, abilities but mainly because few are willing to put in the effort involved in order to get there. This is the truth. Do you know Eric Thomas? Dr. Eric Thomas. He is one of the group of motivational speakers but with his own unique style and speaks a lot in the context of sports. He has a sentence that I like:

Until it's time to do what beasts do
One of the common mistakes to sell, and swallow, is the interpretation of the term "passive income". If you have a picture of a tiny Speedo and a Dakiriya with dollar signs falling from the sky, then you're missing the point. Not long ago I saw part of a talk by Gary V where one of the audience mentioned that he wants passive income because he wants to be on the beach in Mexico or something rather than working in cold Sweden. That's what I mean. It is more accurate to think of passive income as income that has no direct correlation to the number of hours worked. That means money comes in even when you don't work. It's not that you don't have to work. In fact, in order to get enough passive income, you have to work a lot and hard. If you are a passive investor you need to work hard and save in order to have a sufficient amount to invest, if you are an entrepreneur you need to find a deal, find investors, make the deal come to fruition, then manipulate it, deal with the investors at the same time, and that's all finding the The next deal and start all over. Passive is not.
So let's start again. When asked where I think I need to start I always feel like answering "in a course on fanaticism" because that's what it really takes to be successful. Be a Pant. I'm not saying you will not have a life, but the emphasis, if you really really want to succeed must be on it, just as anyone who wants to succeed in any other field must be immersed in it. There is no Olympic champion who is not a fan, as is the case with successful businessmen, film actors, politicians and so on. That's the price of success. Lots and lots and lots of hard work. All the time. For a long time. Lots and lots and lots of time. Everything shit? here we go again. Upset? Natural but not interesting to anyone. Have you been knocked out? Part of life, grow up. Did the deal go? Some of the work so get back to work. The one who managed to capture and convey the feeling and effort that needs to be invested is Mr. Cardon in the book 10X Rule. It is worth listening to a book in English and not reading because he himself reads it and puts poison in reading as well because of his personal style which is amusing. It's a book of poison that's worth listening to, but only those who are both Japanese and really applied will enjoy its benefits. Now those who have already read the book more than a month ago when the poison dissolved a bit, thank yourself for the truth - did you really go up to infinity? Fifty percent? 30 percent? I know many who have read, been enthusiastic but when it came time to exercise it was already a different story. Not you. Some others I know but this is the point.
I can not stress enough this part because I believe that the unrealistic expectations of beginners in the field is the main reason for their departure in retrospect. If you sell to someone he is going to make a ton of money another minute then he realizes that finding a good deal sometimes takes months, closing it if all went well took another two to three months, renovating and selling another 6-12 months and then if all is well will see some pennies and by the way do the It's only because you cover your expenses and expenses yourself, so you can understand the frustration but it's the truth. Because I can send him to any course I think is right and he will agree to go, but if you have taken a course without understanding what the effort entails nothing guarantees that you will agree to do what is necessary, and you have become incapable.
So if we have passed the stage of motivation and understanding of the necessary effort the next stage in my eyes would be a combination of courses in communication, marketing and sales. These are the tools you will use the most in your real estate career. More than know how to analyze, or renovate or choose insurance. Communication, marketing and sales capabilities are something for everyday use even before there is a deal or after there is a deal. Before buying a property. Before buying a property it is worth knowing how to talk to the seller or agent. How to make things happen, how to make yourself relevant. Leave, you want to know how to talk to the one who sells you the real estate course, maybe you will get a discount, or The mentor you dreamed of educating you is quite busy and you should understand why you are the ones who are worth taking the time for. You want to know how to talk to tenants, investors, contractors and in fact the rest of the world. Marketing and sales communication is such a basic tool that you would have had to teach it in school. It's negotiations. Maybe one day when I will be the Minister of Education.
Now that we have a base to work with you can move on to real estate. Maybe the easy part. Maybe it's not fair to say that I'm used to it, but let's face it, it's not a field that requires a nuclear scientist. Requires supervision but less experience. How to study real estate is already a personal matter. Go straight in the direction of learning Experience is a legitimate but inefficient method in terms of time, what if you really invested in learning this method you killed three birds with one stone: both learning, both experience and (if you found ..) a deal. Books is a bit of a favorite method for me but does not work for everyone, a course is not a bad option especially for those who are looking as part of the study for the part of feeling confident that it is legitimate. I believe with all my heart that the right combination is a bit of everything. On the one hand not to wait to learn everything and start and experiment, yes to take courses and lectures and get better, but also to remember that much of what you probably learn in the first place is in literature or YouTube at a bargain price of $ 19.99 and worth considering what is the most appropriate and financial way to "do it".
