  1. I think it very much depends on period and cycle. Ten years ago - Israel was definitely an excellent destination, and evidently everyone who bought everywhere made a big profit. Israel because of its size does not include too many different cycle areas and most of the market behaves in the same way - people today invest in areas in the country that in the past no one bought and this shows the madness of the main to make deals at any price. When the market turns upside down in these areas there will be no demand and they will hurt. In the central areas it is no longer possible to touch anything. The US, on the other hand, includes fifty countries, most of which are larger than Israel and whose sophisticated information and ease of transactions allow investors from all over the world to easily invest in it, ensuring continued demand - if China stops, the Russians will enter, if the Russians stop coming from Abu Dhabi - everyone including everyone wants to invest in the US Not to mention the unclear political situation in the Middle East. Israelis are a drop in the ocean in the United States, so as demand increases, so will property prices as long as you do your homework and buy in the right areas.

  2. I used to invest in Israel (still owns apartments for rent), now I only buy in the US…
    There are pros and cons to any place of investment, for me the pros in the US are better than the pros in the country so I operate overseas (of course remotely from the country)
    Each and every one that suits you will look at all the data and variables and make a decision that suits you

    1. High yields can be obtained in the country, and not just 3% as most people say it is possible.
    2. It is very easy to take leverage here (mortgage)

    Don't contradict the fact that most of my investments are in the US, just emphasize that there is no motive to invest in the country

    Theoretically America is better.

For us, most of the investments are in Israel because this is our work, entrepreneurship and construction for 30 years, if that's the case, we have invested in Warsaw, Romania, and Tommy in recent years, and then we only started in the United States.. Combining things here is our day-to-day. Dealing there for us is secondary.. You can combine it well

  6. Because the market here (America) is much more systemic than the market in the country. An absolute majority of transactions here are conducted through brokers and thus a system is created in which the real estate is managed.

    Unlike the country, transactions can be analyzed much more mathematically here. There is more full visibility of assets.

    And at the time of sale, respectively, there is a full visibility and flow of buyers greater than in the country.
    And still if I didn't live here, I wouldn't invest here unless I work with someone I trust as a partner.

    Vs….

    One country with few cities that did not take off into the sky.
    Not many real estate / business / capital market opportunities.
    People are not really open, and not so creative.
