Hello everyone!
My name is Yossi and I have been dealing in Georgia real estate for the last 9 years since 2009.
I own several apartments and I manage the properties with the help of my property management company for monthly and daily rentals. In addition, commercial real estate also deals.
I also advise beginning investors in Georgia
And, for the most part, manages the assets they have acquired over the years in the state.
I would love to help anyone who needs advice.

Good and blessed week!

  1. Hi Haggai, I personally have not encountered a similar situation and I have been there for almost 10 years. I make sure to get clients money transfer in dollars to avoid a situation like she described. In addition, tenants pay a month by bank transfer rather than cash.

  2. Hi Yossi I realized that the tenants only pay cash rent a month and in addition Georgia does not belong to the Eurozone and manages an independent economy with quite a bit of corruption, which can greatly affect the stability of the currency.
This means that in one week, all the return I made a year would be erased at once and become negative due to the fall of the currency (see Turkey these days, which also attracts lots of tourists due to the scenery).
Would you like to know how you deal with these parameters?

  3. Hi Shimi. I made comparisons and chose Georgia mainly because the business environment is very convenient and the country is developing in the right direction. It is now possible to change ownership of a property in one day including taboo and the pace of economy growth in recent years going through the annual 5%. Those who have invested in recent years usually with proper management short the fruits. This is usually an annual return of 7-8% on residential and 9% or higher for commercial. A lot of foreigners do business in the country and there is a minimum of bureaucracy to deal with in contrast to many places on the globe.

  4. Hi Amjad how are you?
At the time, I started traveling in independent Georgia as a backpacker and realized that the prices were very cheap compared to Israel and that with a small investment you could make a steady income with a significantly higher yield from the country and so I started investing. Over time, prices went up and after a number of successful investments, I started recommending members to invest and started managing the properties that were concentrated in the capital Tbilisi.
The traffic to the city and the country are mainly of tourists who travel in the beautiful nature of the country and of students who come to study at the many universities and as a result also rent apartments accordingly. The price per meter varies from place to place and is of course determined by the degree of demand for it. Net yields are a bit difficult to say exactly depending on what level of knowledge you have and what property you are buying, its location, taking a loan from a local bank or not, proper management etc. There are many parameters that need to be taken into account. If you want more details can contact me in private, I would be happy to help. Good Day!
