Hello everyone
My question appeals to those dealing with flips in the United States
How's the thing about converting duplex into a family single? I mean the regulation and registration aspect of the city and / or county.
Thanks and have a successful week
so. Usually it does a contractor or title. For example, you submit to the city and they approve. Usually everyone likes to approve from Duplex to the single but those with zoning is really inappropriate so they usually approve automatically, but it takes time for the process and it depends on the issue. For example, there are places in Cincinnati that can take up to 6 months because of the city's rush, but most places are up to a month. I've only done it twice and each time with the help of a Teitel or contractor so can't put it on anymore.
Beyond Zoning… there is the whole matter of permits which can be a distressing piece.
Hi Alex Khodnev It depends on the district, basically it depends on the zoning where the property is located and if the zoning is different you have to do a process called rezoning in the district
But it is very dependent on the province and dependent on property, there are assets that are easier to do and some that are more difficult, quite similar to a zoning change in the country.
There are also counties (like the county I am in) that if there is a property that is a duplex and it has been vacant for more than six months it automatically becomes a single femme.
You can read about the process in a big way here: https://www.wikihow.com/Rezone-Property
I can help you if it is a property in Florida, Indiana or Arizona…
