At the age of 26 after working a variety of odd jobs
I decided it was time to think about the future, I didn't know
Who or what I want to be, the only thing I knew I wanted to be successful, to make money
For others to be proud of me, to be proud of myself
I looked to the right I looked to the left and I saw that people
that at the time I perceived as successful those studying or studying for a bachelor's degree
I signed up to study and despite many efforts I failed, I was broken I thought I missed the opportunity to succeed, I didn't know any other ways
In order to alleviate the anger, I signed up for an investment course
Real estate not because I thought it was possible for me
After all, I don't really have equity (NIS 60)
It was purely to occupy/distract my mind from the mess I was in, real estate was (and still is) a field that intrigued me
I was shocked to discover a world I didn't know existed
They taught us how to invest in real estate even without capital
Myself, I fell in love and immediately went out into the field
I chose a city and a neighborhood in Israel and started looking for deals in candles at 25% below the market price, long months passed (8 months) and I couldn't find
Following the recommendation of a real estate developer with whom I contacted
I decided to adopt the American model of finding deals from the market, I started to find all the phone numbers of all the apartment owners in the area I chose and I started calling and pestering them to sell to me (:
I used the services of a private investigator a lot to locate
the phone numbers
Not much time passed and the first deal arrived. I bought, renovated and sold, and I earned my first 100 shekels, I was in the clouds
I decided that every month I do one such transaction at the same time as working in security, I was fooled, call it naivety????
What's more, I managed to do between one and sometimes two deals every year, it was urban, I managed to earn more from one flip than I earned in a whole year from working in security
Even when I thought of leaving the workplace as an employee, I couldn't, I had to pay the paycheck to finance (get a mortgage) the transactions
After 6 years in which I work as a security guard and manage with difficulty and hard work (mainly mentally) to increase the equity between 100-150 thousand shekels in one year
I began to feel frustrated reviewing cases as an underwriter and doing one or two deals a year
Then the token fell to me, I understood and internalized that this way it will take many more years before I can leave my job in security
I decided that I am starting to help and lend other investors for real estate investments and in Israel at the same time to continue looking for "bargain" deals for myself
I started to notice that during my searches and digging to find a flip deal
I manage to find properties at good prices, although the deals are not suitable for a flip deal, but in the end they are suitable and magical for investors who are looking for long-term deals
Gradually I began to make a living escorting sediments and dropping off at work as an employee until finally I completely left the job as an employee
And what about flip transactions you ask????
After 15 flip transactions in which I manage to increase capital, I started to feel that I was chasing my own tail with a lot of effort for too little profit
I did a calculation and saw that I could earn the same amount and even more even if I didn't buy and sell so many times
how is it ? The reason is an increase in value, in the 10 years I've been dealing in real estate there was a 300% price increase
I decided that I stop with the flips and only come back when the prices start to become static (if at all)
I focused on accompanying deposits and profitable investments for myself
Over the years I have seen how the passive income for which I entered the world of real estate is getting farther and farther away, the prices are skyrocketing and the rent hardly moves, the yield is eroding and eroding and with it the passive income I always dreamed of
Two years ago I decided to specialize in US real estate, sell my properties in Israel and build a portfolio of properties in the United States
Since then I have managed to purchase several single family properties for myself and also borrow other deposits
As an expert to cooperate with the real estate developer Benny Shalev, as of writing this post we are in Ohio paving the way for the purchase of a 20-door multi-family, along with deposits
