How does it always go wrong with the contractor !!! (Post 1 series)

Some of us do real estate, trying to do the best we can.
Studying real estate
Market IDs
Passengers and again passengers
Identify an interesting deal and like brave Israelis rush to raise money and close the deal.

The most challenging phase is the contractor phase.

What to do that almost everywhere contractors are people with similar genetics.
Probably something in the dry wall or maybe the steam coming out of the paint bins makes them behave in a similar way.

Which is very challenging…

The script is the same in many markets I have worked in and it goes like this:

You are interviewing some new contractors.
They give you a price to work on. And we're on our way to the best price.

And he promises: "I have a spare team, tomorrow we are already in and will knock it out in 4 weeks." Wow dream !!!! This is a professional we.
Super guns, we found a team, are going to tick a project in No time, and straight runners tell everyone…

In the first few days they come in to do some cleaning, buy stuff, send pictures ... Wow the adrenaline in the sky !!!
We are already real estate developers ...

And after a week, the first hammer comes to a head.
A phone call: "Listen while we cleaned up we discovered this and that"
In standard English it says: "Our job and now we'll show you where the fish piss."

And you answer, well do what it takes what we do ...

The next step is that you find out that they have not been home for a week and the project completion time is going to be double what was promised…

And the celebration continues friends ...
They will find you all the excuse in the book to charge more and in time…

The method of those compounds is as follows:
1. They will make a show that they first meet you as a professional
2. Will do anything to get into work
3. Say everything you want to hear
4. Request First Payment which is High (25-50 Percentage of Work)

1. The haste from the devil - don't rush to start ... Wait, check again and again, go over the quote, make sure with some contractors you haven't forgotten anything, find out that it includes everything. Up to the level of cleanliness after shampoo.

2. Ask to see a license and insurance

3. Ask for recommenders and talk to them

4. Sign a contract that makes you a lawyer

5. Ask to see completed work

6. Try to feel the person, how comfortable you are with him, how professional he is.
Recognize that he is trying to sell himself to you! (A professional contractor will not).

7. Attendance on the ground - that one of your people will accompany the contractor as he walks through the house and makes an offer.

8. Trust and Verify Even if you get a recommendation, check again and again…
