# Preparing_home_ for rent

#Glossary

Each of us sooner or later jumps into these cold (or boiling) waters.

You have to prepare the apartment.

Need to renovate.

So to me these are the basic concepts of this process. Have fun.

Glossary for beginner investor:

Wrote quantities

A document built in the form of an Excel table, for example, which verbatim describes all the costs we expect in the renovation.

With this document we will know how many ceramics to order. Or faucets, parquet, etc.

It is also a document with which we can receive job offers from contractors / renovators, because it will describe a floor plan for demolishing a wall, building a wall, electrical points, plumbing, etc.

The quantities report - really desirable !! To be made by an interior designer. This will prevent mistakes that will cost dearly later on.

White material

All materials that the customer buys / orders such as:

Ceramics, faucets, flooring, toilets, sinks, bath, parquet, furniture, doors, lighting fixtures and more.

The quantities in writing shall have a separate section for white matter that is not intended for the contractor.

Black material

Work materials used by the renovator. They do not appear in the "letter of quantities" but are sometimes mentioned there.

Materials such as - sand, sesame, clay, black / white cement, gunpowder, ceramic glue, sealants, blocks, gypsum boards, uprights and tracks, putty, paint, etc.…

These materials should be included in the renovator's quote. That is, in the section "Painting and plastering" for example, the price will include the purchase and supply of the paint by the renovator.

* Please note - here there are level differences between the renovators. Hence, price differences are also derived.

For example, there is a color that will cost 130 a chunk of 18 liter and there will be a color that will cost 260.

To know what is better and what is more in line with your renovation goals, you should consult an outside party not involved in the work, or the designer.

Payment schedule

In an agreement with the contractor / renovator, it is worth scheduling the payment in advance to insure yourself and your money.

The stigma on the renovation industry was honestly bought.

Of course there are many who are good, decent and honest, and yet it is worth controlling the whole process and the way to do it right is to divide the payments according to the work steps.

The division by thorough renovation is as follows:

Disassembly and Demolition

2. plumbing

3. Flooring and cladding, construction and repair of plaster, electricity

4. Spatula, paint and plaster

5. Finishes and regulations.

Heroes fell here.

This is the most problematic stage. Almost the end of work that sometimes stretches like gum because everyone is already tired. And this is the stage where you should be at the peak of focus so that the renovation will be completed quickly and well.

Here it is time to do a thorough check of everything. Ensure installation of sinks with decks, faucet functioning, electricity and lighting. And most importantly make sure cleanliness.

There were no pieces of clay left on the floor, paint stains, paint on the panels, the windows. Also, a rifle. That there is no excess left on the flooring. It's very difficult to download it.

Disposal of Waste. There is always something else left. Who will address this?

The last step of the payment should be after you have verified that Peaks!

Successfully!
