Wow! There was an amazing ride. One of the stressful weeks I had but the power and satisfaction in the sky.
Let's understand what it's stressful… The day before returning home, I did a tour to see some properties with the potential to flip. Rather properties in the market that a realtor found for me but looked with good potential. That night (1:00 at night), we did a summary of things by email and noticed that one of the properties we were interested in listed that bids should be submitted no later than 16.7 (flight day) at 17:00. Now I can not submit a bid because I have no idea yet to evaluate the renovation… We agreed that in the morning the realtor will travel to the property with the contractor, he will give an estimate on the spot and set numbers according to which they will or will not submit the bid. And so it turned out that the plane was already traveling on the runway prior to takeoff, and I, in the last forces of cellular reception, signed two bids (each with a different price option) so that it could be submitted on my behalf according to the contractor’s pricing. Of course the most important was a test period with the possibility of repaying the down payment, which gave me the confidence to do it so quickly, but this was undoubtedly an illustration of the whole last week.

So what we had:
- I saw 10 optional properties
- I signed 2 contracts (currently in the test period)
- I submitted 2 bids (keep your fingers crossed)
- I examined 3 management companies (I think I decided…)
- I attended 2 metaps
- I met and made connections with 17 wholesalers (just, I did not really count but it was a lot)

Tips & Insights:
- Invest in people - Take time to be with the people you work with. If it is possible that it will be outside of work then it is better… That way you will deepen the relationship, create a mutual commitment, and most importantly, you will have more fun traveling! In this regard, if you are traveling with a real estate broker, always try to travel with him in the same vehicle. Also more comfortable (because most of the time he will drive), also nicer, and also come to conversation topics that do not come on other occasions.
- Try to focus on areas - it's really not easy and not always possible, but try to focus every day on a different area. I think I got to spend about 3 hours every day on the road traveling from place to place. Sometimes there is no choice, sometimes better planning would have prevented it.
- Do not fill in the schedule - leave most of the time for occasional things that will pop up during your stay.
- Networking meetings (Mitap) - Highly recommended! Check if there are any at the time and place you are. Worth also for the experience and especially for making connections, seeing and being seen.
- Goals - Set yourself goals from the trip. Not goals like meeting this and that but real goals, that will advance you. One of my goals for example was to come back with at least one signed contract and locate specific assets for a group of investors that I make up. Both goals were achieved and even more than that…
- Dream big and open - when you meet people, especially those you want to work with, they must see the sparkle in their eyes. You must see that you are hungry to do business. Otherwise they will help you politely but will not really invest later… You will reach a point where they will want to work with you and it will be important for them to keep up with you.

So in conclusion - I learned a lot, hope I was able to convey most of the things here… Feel free to ask questions, consult, share or add to the things I wrote down.

  • I hope this post will make you, investors / novice entrepreneurs, travel to your investment destination and promote yourself. However, it is important to note that you do not have to travel and you can do things from a distance. It all depends on what you want to achieve, how quickly you want to achieve it, and what you are willing to sacrifice for it. I do not want this post to cause any of you who can not drive to reduce motivation but the opposite. I work full-time, with two little girls at home and unfortunately I can not afford to travel often. In this case, timing the trip is more important than its frequency. Successfully!
