Do something you love
One of the most important things to me is to do something you really love.
When I dealt in foreign currency with sophisticated futures transactions, I loved the creativity, the leverage and the innumerable possibilities in the field.
When I moved to Merrill Lynch, I loved the possibilities of investing in the global village and read countless great research unit articles and learned a lot about how to build global investment portfolios and how the low correlation between the various components in the portfolio makes it more immune to shocks.
When we established Office Finance, I loved the objective approach without conflicts of interest and I liked to head the real estate investment division.
We have invested in a number of start-ups and also invested in real estate investments within financial funds: for example, funds that invest in nursing homes, student dormitories, and this is how I approached the real estate world.
When we started investing directly in large residential complexes of hundreds of housing units (we invested a total of $ 16 million in tens of neighborhoods) I flew to Atlanta and after sitting in the developers' offices for almost two weeks, I was exposed to the entire asset buying process, the analytical debates which asset to invest including the discussions with the banks That's what I want to do. I really liked what I saw.
Then I went through a year of self study to learn about the various real estate options available in the US and almost a year of studying Project X how to become an entrepreneur I immediately started to buy properties.
At the end of the course I joined the team of the project as a terrainer and a mentor for new entrepreneurs. I have been doing this job for two years and I am very fond of providing the knowledge and experience that I have accumulated for generations of entrepreneurs who follow me.
Today I really like the acquisition of assets, the building of deep relationships with everyone I work with, and I strongly believe in the positive attitude and promotes everyone so that everyone earns.
Over time I learned that transferring knowledge is something I really like to do and therefore does it all the time.
Soon I will open a course for rentals and asset management so if you are interested in hearing what to do in the brentels and how to manage properties correctly and especially what not to do with me.

As I love everything I do as I explained here, I certainly loved this week in which I was given a platform to share some of my knowledge and experience and thanks to the forum of course.
And remember, do what you love,
You will love what you are doing.
see you later,
Ofer
