Post Number 4: Travel log followed property (s).

So we have property. Do not we go visit?
Oh, our own building too ... but not about this property.
We have property and those people we have been working with have been 7 for months.
Amazing teams selected as if in "tweezers".
Each persona is tailored as if it were an episode of "Milwaukee Survivors" - only those who survived the screening stay with us.

That structure from the previous chapter? It really is an asset.
This property is silent, without feelings (and of course we also wanted to examine).

We built? But only our children? The real reason for the first trip was not because of the same structure.
Something was burning to see the people behind the voices on the phone.
The same agent who eats miles on miles,
The same broker who burns areas,
Contractors in the field who make a proposal and another offer,
The Holsiller sends another message and another update.
They are our true treasure. They "scratched our bodies" to meet.
So we set a travel date and a stay of “only” 6 days (we closed two months ago).
Just what? Mr. Baltham came to visit - only I (Omar) could travel.
We think whether to wait until we both can fly or send a representative.
A unanimous decision - I'm going.

Well, how to get ready for a trip?

Beyond a plane ticket and hotel it is advisable to plan your daily schedule and set goals.
Ask yourself: the bottom line - why am I flying? What do I want to achieve during the visit?

Here are some tips that helped me choose the flight and the hotel:

1. Flight: For jet lag considerations, it is best to fly a few days before starting the schedule (maybe even another destination just for fun).
This allows us to adjust slightly to the differences in hours and absorb the American atmosphere.
Of course, everyone knows what is best for him and how his body responds.
2. Hotel: close to the center/your (or potential) properties so that your contacts can pick you up.
Yes, pick you up. Beyond that they know the roads (for those who do not like / are afraid to drive), they save you car rental + insurance + parking (bless the Uber creator) and most importantly… quality time with them in the car.
Someone said before me: You do not believe how much information you can get from car calls.
They literally "open" when they spend a few hours with you.
3. Uber/Lyft - transportation service in most of the USA. Download the app (or get a coupon from a friend) and drive away.
4. Open a bank account (subject to another post).
A. Take 2 hard copies of all the documents you need (EIN, ITIN, passport photo of both of you, affiliate agreement, etc.).
B. You can check with the banks about opening a bank account from Israel.
third. Were you unable to open an account at a certain bank? Don't despair, try another branch or another bank (try).
D. Not mandatory, but try to open a bank account in one of your city's central banks.
Every city has a bank / s that "controls" it (that is, it has many branches on site).

5. Gifts - take something symbolic from Israel.
I brought boxes of millstones / pimples from Mahane Yehuda market. They flew over it.
It is not expensive and very tasty (just do not forget to wrap them well and send them in a suitcase and not in your handbag).

Our design included:
1. Daily and personal schedule - We set up two and a half weeks in advance with each member of our team.
We made sure to explain to them the purpose of my visit in order to avoid wasting time and effort.

First tip: Invite your contacts for lunch / beer / dinner / performance and so on.
“Informal” places help to create a more relaxed feeling.

Second tip: Send them an email and ask how long they can spend on you, what they plan to show and what is going to be on schedule.
Send a reminder message a few days in advance to verify and show seriousness.

Tip 3: Take a snack of energy / fruit and water.
Sometimes the tours are long.

Tip four: Are you traveling to see properties? Take comfortable shoes! A first impression is important but ... much more convenient to go down to the basements / go up to the roofs with sneakers.

Tip five: Talk to neighbors next to the potential property. Get information about the neighborhood and the residents on the street.

Tip six: Don't make an appointment right after an appointment. Relax the meetings because… (see below)

2. Hard money lander - an amazing meeting, originally an hourly meeting,
In practice we sat close to 4 hours for breakfast.
Only thanks to the trip the lady agreed to finance us projects.

3. Opening a bank account
4. Visit to potential properties.
A visit to our property, a meeting with the contractor and anyone with a hand in the project.

So… 6 days… what did we actually have?
7 different banks (we have opened 2 accounts)
6 PROPOSED PROPERTIES (CLOSED ONE)
5 Realtors
2 HOLDSILLERS
1 Hard Manic
1 CONTRACTOR
And… a Snoop Dogg + Lil Wayne performance.

Warmly recommend each and every one of you to travel.
The trip tightens connections, creates new connections and gives so much added value…. you!
