Post Number 2: So how do you get started?

Dear friends, thank you very much for the pirgon, not for granted!

So here you are sitting in a restaurant… Monday morning, you take a break because Walla, you need some air from all the people / phones / emails at work.
Your poor people peer over the menu and to your surprise the cafe is busy!
What is it, everyone "took freedom" just today when I decided to take?
Does the people of Israel follow me?
You look back and forth, everything is full!
It does not make sense! How many people in freedom ??
Then you start asking yourself questions:
I studied for a degree, took courses and went exactly according to the book… What did I do wrong? what am I missing??
I suppose most of us had a similar case.
All of the above was not written to suppress. On the contrary, everything was said to encourage, to understand that we are all human beings and most of us have gone through the same path.
Some of us want a taste of freedom, to reach a state where the sky is the limit (not just the slogans), some of us want to get rich (for one reason or another), some of us want to be our own bosses, and the list goes on.

We began to understand that what would free us to economic independence was financial education. Just learn how to manage financially.
Rich father, poor father and the like, workshops and YouTube.
Another book, another forum…. Slowly you are brewing with the decision.
If you reach this point (and you have internalized the contents of the books) - take professional guidance.
Someone who was / is there in the same place you are currently in and can accompany you on your new path.
What do we say here?
The beginning is first and foremost a change in mind perception.
Changing the Mind-set.
With how it sounds cliché, it's all in mind.

Bottom line…. What to do? How to jump into water?
After we have built consciousness, we have defined a vision and goals that must be set out and realized. There is no turning back, goals are our commitment to ourselves. Now you have to stop thinking and analyze, it's time to act !!!
First and foremost the keywords are: long-term commitment.
Long term relationships.
Much has been said about our generation about long-term commitments.
Today we tend to replace what went wrong and not repair.
No more concessions! There is no more escape when it starts to be a bit hard!
Putting good in our head no matter what happens on the way, we're here for the next 10 years!

* We will choose which way of work is right for us - do we want to do it ourselves or do we want to buy a ready deal?
If you have decided to do so yourself - the following steps (actually, but in a nutshell):

* Block your time- We close our real estate work log. These are the hours we spend working in our new business (and this is work, don't be confused).
We will prepare a work plan with strategy and vision and we will prepare them on a page.
* Define a work area - it doesn't really matter where - transactions exist everywhere!
* Define goals - what kind of property do we want? What are our expectations of the profits?
Financing: How will we finance the deal?
* Start searching in the area that we have defined ads with motivational signs (words like-is, rehab, wholesale, etc.)
* Start to call, as many people as possible better. It is important to use an American number, and it is important that there be software that is of good quality, that people on the other side think that they are calling from the nearby city. A script for the conversation is being prepared in advance.
Our main objective is to contact potential contacts, especially realtors and property managers. We communicate about a particular property but expand the conversation about additional investments and future co-operation. We are looking for the same experienced contact person, who is over X years in the field and has extensive network connections that we can leverage to our needs.
* Looking for a deal that includes the cost of renovating its cost will be below the market price with an exit strategy.
* The market price is determined according to historical sales in the near area and we ask Compass from the same contact we identified.
* Once we have identified a transaction with potential, we must put it on a contract as soon as possible. In the proposal, we will define a number of inspection days that will allow us to perform due diligence and as low a down payment as possible.
