Since I have been learning a lot since I joined the group here as an investor in apartments in Israel, I want to ...
Because I have been learning a lot since I joined the group here in line Investor In the apartments in Israel I want to share with you my story:
On December 2018, my wife and I purchased our first apartment. Apartment in Kiryat Shmona after a lot of deliberation and testing.
We purchased the apartment with the tenant who stayed with us right through the end of August. The tenant who lives in the apartment to say the least is a student and how to say the least is not the cleanest and neat guy there is so that the apartment looked the same.
A few weeks ago the tenant decided that he was terminating the contract and moving to rent another apartment (cheaper and smaller for him…).
We decided that the best thing was to go to Kiryat Shmona and see the apartment and its condition and so did my wife and I.
Proper disclosure, my wife Mother Shalev Interior Designer.
We were impressed with the condition of the apartment, my wife took measurements and made orderly drawings to make the most of the changes.
The budget was Low budget (2,000-3,000 NIS) at most.
Last Thursday I arrived at the apartment for 48 hours in order to make the "makeover". Fortunately, the tenant was not present these days, which allowed me to make these changes even before the end of the contract with him and with his approval, of course.
After two days of working with a lot of cleaning, ordering and organizing the result you can see in the pictures and now I am confident that the apartment will be rented out faster and even better appreciated.
Another figure, for almost three months we have been trying to rent the warehouse attached to the property on the ground floor of the building without success but apparently with the change comes karma and on Thursday when I was in the apartment I received a number of calls from people who want to rent the warehouse to my delight. The warehouse was also rented!
Now all that remains is to find tenants…
To illustrate, images are attached לפני וafter.

feeling positive.

Responses

  1. It is a combination of two parameters
    1. Price 2. Adaptation of the apartment to the student's needs
In terms of needs, it all seems pretty tailored
In terms of the price, I don't know how much you sold, the sale is per room per apartment
2 rooms + living room, between NIS 900 and 1200 per room (depending on the level of renovation and fittings) for a 3-room apartment + living room between 750 and 900 per room... According to the photos, you are somewhere in the middle, it is recommended to be accurate in the price so as not to waste time that the apartment is empty... good luck
