I am compiling tips here (some I have written) about upgrades that can be done for small apartments and what to think when doing staging and how to upgrade a high-cost apartment.

1. Size - It is important to adjust the size of the furniture to the size of the space. It's better to have a queen bed that will leave room in the room than a king bed that will completely suffocate it, but the main thing is that we put in a king.

2. Target audience - I always try to understand who the target audience is and then, why this audience will connect and what they will like.

3. Do not use furniture that shouts “IKEA” because it is a cheap transmitter.

4. Mix furniture from several stores / styles.

5. Colors - In small spaces I choose bright and calm colors

6. Fashion - I always choose classic furniture, but add accessories and furniture details with a contemporary twist. For example gold that is very much in fashion.

7. One of the items I really like to work with in a small space - transparent chairs. They do not overload the space and people really like them. Proper disclosure, I have had transparent chairs in the house for 9 years…

8. Move atmosphere and not just functionality - take pictures of food and drink that look good and crave. For potential customers to see these photos and think, Wow, how come I had to be there!

9. Add flowers and plants.

11. If renovating a bathroom - subway tiles are timeless. But offers to work with larger ones. Suppose these are 16 × 4 wide, it looks more modern and refreshing.

12. Colors - Lots of people like a combination of white and gray. You do not have to paint an entire apartment gray. Allow some walls, such as the wall at the back of the bed. I really like Benjamin Moore's smoke embers shade.

13. An excellent upgrade to a children's room that saves the cost of wallpaper - wall stickers that stick them at regular intervals and create a wallpaper look. The attached picture is from my kids' room (two out of four… four-year-old twins)

14. Kitchen - Do not be afraid of IKEA kitchens! I wrote an entire post on the subject and I highly recommend.

And since this is a post that is also allowed to post, here's exactly what I can and love to do, from light to heavy -

First of all, it is important to emphasize that most of my experience is residential, but I also designed two offices, a restaurant (Westville Hell's Kitchen) and a coffee shop / bakery (Westville Bakery).

1. Point Counseling - Calls or face-to-face meetings. In many cases, counseling can also be done remotely. Topics People Call Me To:

a. Advice before buying an apartment Is and how to adjust and change the layout of the apartment to suit the needs of the family or prospects.

b. feasibility study - Architectural project programming check. Is it really possible to put the required number of apartments on one floor of a building that is planned to be built?

c. Advice on renovation that people think of doing on their property.

d. Advice regarding fittings and home styling - furniture layout, choice of colors, storage solutions, etc.

2. Planning and Design - Here, too, it can sometimes be done remotely. I was already planning an apartment in Chicago and now I'm planning a kitchen for a client who saw the apartment and asked me to plan her kitchen.

I also design furniture and carpentry details. This category also includes architectural design, both interior design and home styling.

3. Planning and execution - planning and design and in addition - also the execution of the work through subcontractors I work with. Such projects can only be carried out in New York.

Of course, in all sections I take into account the customers' budget and taste.

What I do not do - do not just do plans ("I want to move a wall and need you to draw it for me"), do not do projects that I did not plan. It does not work out with my believing self J and another important thing, I never take commissions from any supplier or subcontractor who works with him.
