One of the key developers is the realtor in the sale of your property.
We have moved from different 25 brokers, in all kinds and colors, from various different age groups. We learned a lot from everyone, but most of them learned that they were simply lazy! Yes, yes they are lazy people, most of them want to be signed only on the leasing of one house and some want exclusivity on all your assets.
Most of them do not answer the phone
Most of them do not bother to market the house beyond the MLS
Most of them do not worry about seeing the house before
Most of them do not check whether your price is right and matches the market reality.
So how do you choose a good broker in a new market?
After we decided to focus on a new area, we make sure to build a team and interview
On the way we enter the XLUMO choose 10 Realtors and send them a message through the system with a brief explanation about us.
"We invest and are looking for a Buyer agent, if you work with investors we will be happy for you to get back to us"
We are currently waiting for a response, and the goal is to find "hungry" brokers.
And what do we want from them?
1. CommunicationSeveral !!!. That will answer the phones. We do not want an answering machine, we want him to publish his laptop and answer every call. I check the conversation.
2. Market test. How willing he is to help us explore the market. Send us homes that can fit our criteria, give us a CMA report on the neighborhood and how much the property can actually sell.
3. How are you going to market the house to us after we renovate it. Do you make an open house. Are you a marketer beyond putting your house in MLS?
4. Are you marketing another way? Facebook for example
5. Do you work with a mortgage broker and you have good experience with him.

And before we choose who to work with we do not forget Trust and Verify ask to talk to 2-3 investors who work with him and check his results.
