From time to time we like to do tours in dream areas and even spontaneously enter open houses. We walked today in a very prestigious area near the house, and with a moment's decision we entered the house on a lake worth our hearts. The house has a total of three bedrooms, but it has four and a half bathrooms, and a private lake behind the house, which is shared with the neighbors - an adult couple with a dog, and that dog seemed to be living a bad life at all - the phrase dog life probably wasn't written on it :) From the lake and this house three-quarters - I wonder if you are swimming by their side and going through some kind of imaginary dog barking at you - maybe it's his job in life :)
Of course Israelis are everywhere - even in the least likely places - so on this tour, too, we met Israeli mother and daughter who roamed Long Island and Manhattan - in the United States many times when you speak Hebrew you think no one understands but that was not the case this time :) To share dreams.
So what did we learn?
First, fun to update goals and having a long and dreamy destination. A house on a lake is definitely a worthy destination for many people and can provide peace and wellness, only that Long Island taxes for such a home are $ 33 - think your annual property tax is over NIS 100,000! Think how many vacations in AirBNB homes on a lake can be taken a year with that amount - and every time on another lake :) And what's funny about this house's schools is less good than our schools. (Not that our taxes are cheap but not that expensive, and I would definitely prefer to give up Swan Lake for our kids to have an excellent education - I believe that when we reach the older age of neighbors whose children have already left home our priorities in life will change).
Secondly, it is interesting to learn about design trends and materials used in such homes, the technology used to control the heating systems, etc. and talk to real estate agents who are usually bored at home. Having previously worked for three years in a New York real estate office, I know that every home visitor makes other buyers a desire to purchase because it shows demand - like you would prefer to eat at a full restaurant rather than an empty restaurant, and it also gives the agent a nicer day and helps to train for His Fitch.
I had a long conversation with the agent. A former cop. A very nice guy with a lot of knowledge and learned quite a few things.
First, he did his agent's certificate several years before retiring from the police, which is a good thing even for those who don't work full time - you can earn extra income while working, between jobs and also moving to another US state and looking for a job or if you really succeed Full time real estate.
Beyond that, I asked him about his marketing methods when it comes to luxury properties and how he gets the leasing for these properties. He is happy to tell me about his connections with the bank, and that many of his clients are nonresidents, for example from China, who come with cash bags and publishes them to Chinese sites in Mandarin and communicates with them through translation software. He deals only in luxury homes.
I was also surprised to find that he wrote 3 books printed on real estate, rather booklets, which he distributes to his clients because he prefers to deal with learned clients - the books speak, for example, of lead laws in old homes. The books help the client see the knowledge and seriousness of the agent and really provide practical knowledge for clients who purchase a property for the first time.
Another thing I learned - he mentioned in his book Methods on how to sell a property about 15 percent above the usual price we usually get - so we already learned about the staging in the forum - and it can certainly help - but what was interesting to learn is about the additional business of the staging companies that rent the furniture - Many clients, especially in luxury homes, are so in love with leased furniture that they want to buy the property with the furniture! And that's the big profit of the staging companies - selling whole-house furniture that was previously displayed in other homes at once at a price that would be priced at the sale price and would usually go beyond the normal price of furniture This - a customer who puts 1.7 million on a home, will not be excited if they add another 50,000 Dollars for furniture.
So it's definitely Win-Win - the customer got a home furnished with a stylish taste to his liking, the company sold furniture that could not be considered new because it was already in other homes at a profitable price, and the agent managed to close a sale at a good price. In such properties, clients of such magnitude who usually have quite a few homes are happy to have a furnished home and not deal with the headache of starting to look for furniture. They use vacation homes and sometimes rent them out.
We also discovered that the neighbor opposite is building a private beach for himself, so if we ever live there we will be happy to connect with him and jump to his beach :)
And if you want a private jetty for your boat, all you need to do is pay for approval to the municipality and in money you can get approval for almost anything :)
