Further to the post on the boat in Torrington, I update the deal and we started renovating.
After paying most of the materials and closing subcontractors, I still have not broken the budget (and even saved $ 7,000).
So far my insights:
- From the moment of ordering it takes about 3 weeks until the kitchen cabinets arrive and then another two weeks for installing the countertops - it is important to close it at the beginning.
Digging and connecting a new gas line takes the gas company six weeks (!) It will probably be the last thing to be done.
- It is better to invest time and find small subcontractors (who do not have an office and five employees to support). I was able to cut the cost of replacing the heating system from 12 to 8.5k. Always ask to pay only for the work and buy with your money the materials you can, suddenly discover that a boiler costs $ 1,800 and not $ 3,000 and I have not yet bought the cheapest model.
- Big purchases at Home Depot (there was a post from another friend about it): Purchasing items with a shelf price of 10 dropped to 7.8 at discounts from Memorial-Day, the extra counter and I also signed up for their credit card which gives 6-12 months without interest (! )

Great post !!
My question is whether in larger volumes (several projects at the same time, for example), you want to be the one who manages every order, subcontractor, purchase in Home Depot, etc.
After all, we pretend to be entrepreneurs and not project managers (renovation contractors), and it seems that the sources in such conduct, charge a very high price (time).
From personal experience.
Very nice!
