Post 4: How to Sell a House Fast and Affordable Price

Selling a house is an art, a lot of factors involved and if we do not know how to make a quick and successful sale it will be difficult for us to understand whether the broker is doing it right.

I and Nadav work in Detroit and Nashville Tennessee, today we specialize in Multi Family (20-100 units), Condo Conversion, and Flips (currently 20-30 per year and it's going to grow soon).

In partnership with us I am responsible for the sale.

It took us time to learn what makes the house sell quickly.

As I have already written, we worked with various intermediaries. And the truth is most of them just want to get the resting, not much effort, do not invest in marketing and wait for the house to sell alone.

What we expect:

1. To do professional stigmatization (1500-2500 $)

2. professional photographer

3. Take it to market on Tuesday or Wednesday.

4. At the same time make an open house

5. Facebook Campaign

6. To share postcards in the neighborhood (you'll be surprised how many tenants in your neighborhood want to buy a house)

7. Chat with as many brokers as possible and invite them with their customers to see the house

Okay, we got an offer, what do we check?

1. Does the buyer have a happy mortgage, at what height and how much money he has to bring?

2. Who is the mortgage broker with whom he works (maybe he does not have one).

3. Some down payment. If the down payment is large ask for POF.

4. Some DD days (we want 7-10 days)

5. A few days to close (we want 30)

Our Realtor:

1. Teitel should be opened

2. Talk to a mortgage broker

3. To ensure that checks and checks are adjusted within a few days

4. And coordinate with all the parties and make sure that there is a quick and successful closure.
