My name is Jonathan,
I am an 42 son, married + 3 and adorable children, has an MBA and experience of 20 year in business management.
I am the owner and co-founder of Evertis and one of the founders of the content group “Choosing Real Estate” (in collaboration with Albert).
I started my path after the army in the field of audio video (systems, TVs, etc.). I worked for one of the top brand importers in the field and after a year I managed to run a store representing the importer.
This was a very difficult job because, on the one hand, there are the customers, on the other hand there is the senior management of the organization, which has hundreds of employees, and another side, and no less challenging, were 4 employees who worked between 4 and 7 for the same company.
I soon realized that I had to set out on my own,
I have no problem with managers, I have always had a problem with irrationality and no less important with ego.
I started out as an independent myself with a childhood friend (friends from the age of 6), who also wanted to enter the field.
The approach that led me was simple: one step back for two steps forward.
I told him that in order for us to establish a large and successful business, we must start from the field.
That's how you grow, understand the terrain, and make decisions, and it is easy to manage processes that simply understand them.
We started to make installations in the audio and video field. We worked 6 days a week in 10-12 hours a day of physical work.
We learned the field thoroughly and we were very professional in the field.
After two years we established a company that imports and markets products in the field. We had 7 organization working,
We dealt with providing regular service to business and private customers.
I would face contractors and architects in managing construction projects. All the planning of infrastructure, execution and even sale of equipment was done through us.
Thanks to the knowledge I accumulated in the field, I would give lectures in the field of architects and contractors how to design infrastructures and to characterize the required equipment and even device installers to the field.
Years of working with all kinds of customers, which years of experience made me realize that a customer is not always right, but after all is the customer and he enters the business.
I have always loved people and the line that guides me for years in business and in private life is: good people.
I choose to be surrounded by good people. We are human beings, there are mistakes that happen, there are problems and there will always be.
We must always try to understand the other side and deal with the solution rather than the problem.
A sentence that guides me in business: If I want to make a deal with someone, but I feel that I have a contract to protect me. I'd just rather not do business with him.
Meaning, a contract must be in order to protect both sides. But if you feel that you have to contract because you are not quiet with the other side, it's better not to do business with it.
We do not always choose our customers, but we do choose who to close a deal with.
After 15 years in the same field with quite a wealth of experience in importing, marketing, exhibiting and even business meetings in the USA, Canada, Holland Germany and more, I came to saturation.
The field has become very playful and exhausting. I felt I did not have the same pleasure in the field as I always did. I realized that I needed change.
I felt I had become a slave to my business.
Both of my parents were teachers and I was taught that hard work for money.
No one taught me that money could work for me. Also at the age of 20 I lost my father so I did not have anyone close to accompany me in the new things I do. I had to learn to deal with difficulties and problems at this age and go.

Of course you have to take what you are connecting to and train yourself to change, it's difficult and even very difficult but possible.
After a conversation with a very good company that deals with coaching. She recommended that I come to hear from Robert, a species she personally knows.

And from there I went to do an X course.
Unfortunately, on the one hand, the course at the time (there is a chance that today is different) has not contributed much to me,
But on the other hand he helped make a decision that I was embarking on a new life after 15 years that I was engaged in the same field.
It was clear to me that like any new business and anything new. It is important to be patient, to be thorough,
Understand that "blows" will come, sometimes small and sometimes shaky.
I started moving slowly and trying to do real estate in the US remotely.
It was clear to me that I needed a good, reliable team.
A short time later I managed to build an array with which I could work. First I invested my money. I was afraid to take money from people without knowing that things were working, or what things I did not know could surprise.
After a few months things began to move, we had realtors, contractors, law firm, recommended management companies, insurance companies and so on.
Slowly the business began to grow. At first I was invested by those close to me who knew me and then I had investors who did not know me at all.
The business worked and overall worked not bad.
However, over time I realized that the weakness of any business in this field is a management company and contractors.
Despite all the attempts to do a lot in order to achieve quiet for investors, I always had surprises with the management companies, with contractors who run away or do not take responsibility for the work they did, insurance companies that do not always meet what is written and what sucks, an accountant to which I actually came through a recommendation of the course Which caused me personal damages, damages to my clients and to many other entrepreneurs and investors in Israel.
I understood that here too, I must succeed in building something that would give me:
1. Maximum quiet for investors
2. Quiet for me to manage and develop business.
The way I went, unfortunately I had a number of clients who, due to problems with contractors, etc., took money out of my pocket to solve them problems. During the "slaps in life" I received were very unpleasant,
Even the support from the family and the friends was not for the simple reason that they are not in the field and they are fed only by what they hear outside and this is usually not good things.
Because the people who manage to invest and go to tell everyone that they are happy are rare.
My charming wife, who was by my side on the way, had already given up and told me that she was angry that in Cross everything was pink, and all the way there were difficulties and that I was working harder than my previous business.
Of course I explained to her that this is a business, there is a beginning and it is difficult and even very difficult, there is growth of the business and growth is painful. And after a business stabilizes, additional challenges will arise.

Despite all those failures, challenges and problems. Overall the business worked. Very quickly I realized I had to go with my credo. There is a reason why I built the business as I built it. I did not expect to be happy, I'm used to being always jealous and there will always be people who have a lot of opinions about a field they do not understand.
You have to be strong and continue.
During this time, the unfortunate incident happened with the charming Hadar (her name in the field - Mrs. Ratlin) who, thanks to that case, got to know my partner today.
The partner lives in North Carolina, after several initial meetings and acquaintances with him in Citrus Flip. I decided on one of my visits to the US to go to it. More precisely 12 hours drive. I thought it would be fun ... It was nice.
I came to North Carolina and knew Joseph. He had a small team, but nearly 20 years of real estate experience and nearly 15 years of being a US contractor, married to an American with two daughters. Israeli and American citizen. A person who makes an impression, is honest, decent and very caring. In short, what I was looking for.

After a while we became partners, the companies between us became strong, we sold houses and improved our business moves in an unusual way. Already in the first months we worked together we sold close to 12 houses, when all the houses were renovated, we introduced tenants and managed them and the investors. It was a pleasure and I actually started to sleep better at night. I knew that my investors' money was working well.
Obviously there were difficulties and still there, obviously there were disagreements and always will be, but we reached understandings and walked together.
One of the things that has built a strong trust between me and the partner (and Albert really loves this story) is a case that was and was it? :
Yossi and I talk on a daily basis, several times a day (my wife calls him my second wife). One day at the beginning of the road, Yossi shared with me that he has to present a POF that is actually proof that you have liquid money to buy. He was missing a $ 30,000 account, just casually telling me about a deal he was planning to make for himself.
I asked him, what's his private bank account? He did not understand what I wanted and why I asked, I explained, let me pass you the money, show POF and return it to me.
He was a bit shocked ... I handed him the money without a contract, he did present the POF and the next day he returned the money to me.
Since the trust between us has risen, to this day we have a special bond, I have access to his account, his credit card even his checks. It is important to note that Yossi is also a man of people and connections. So the connection between us is pretty good. I did not expect perfection but we strive.
We reached a situation where we realized that we needed to make changes because the business grew.
In the same way, I got to know other entrepreneurs, entrepreneurs who still buy assets from their investors for them, entrepreneurs who deal with other types of investments, to whom I refer customers who do not have a solution for them, and that works for both sides. As I've always said, relationships are the key word.
Hadar (the charming Mrs. Ratlin) after a difficult period that passed, and also got pressure from our side to stop being hired. She entered the Avratis system and began to make order.
We sat and characterized the weaknesses of the business. What we lack, what others have, what others do not have, and where we turn.
In addition we did a thorough examination of the competitors market, the advantages and disadvantages of each competitor vis-a-vis our company.

And much more, it was important for us to cover both the Israeli side and the American side.
I think one of my advantages in the field today is that I came from a business (the audio field) that worked for years with Israeli clients so I knew where I was going and on the other hand I still have investors who buy my assets because of their acquaintance with me from my first business. The sales of years.
Along the way, I also met Albert, who at the time was working for another company and wanted me to recruit investors. It's clear to me that it would not have happened but as always, meeting people is fun and you can always learn.

Our connection was slowly built up and the connection between us was amazing, for the simple reason that we broadcast on the same wave.
We want to succeed but no less important, we want to help people understand that investment is a MUST, which can be somewhat different, that you can give because there is room for everyone. And not just deal with ourselves.
After building trust and a number of deals we did together and building the content channel, we choose real estate, whose job is to give investors knowledge. Everettis is a better company today.
We are consolidated, the overseas teams number 7 people and another 5 external teams, do excellent work in finding homes, renovating, selling, managing and so on. We are constantly improving processes and it is never easy.
The Israeli team does quite a bit of day-to-day work with the US, lawyers, insurance companies, municipalities, etc.
We have become a cohesive business.
