How do I filter the tenants?
In the previous post I promised to tell how I filter my tenants.
I work in a number of areas, some of which are in an area adapted to 8, and where I work directly with the municipality and property managers. In the other apartments I discovered that there are some ways to filter out the good tenants and ensure quiet for a long time.

1. I make a two-year and not a year contract because stable tenants are also willing to sign for a period longer than a year. If they decide to leave the apartment first - the deposit remains with me.

2. I ask for a deposit for the equivalent of two months rent - not just one month. Economically stable tenants will be able to afford a $ 1800 deposit in the house rented at $ 900. So, even if I have to deal with Avikshan, I cover the cost from the deposit. In addition, tenants also tend to maintain the property better when they know I have a high diff.

3. When I receive the deposit, I make sure to have the savings account in my bank - not the management company. So, I know the amount is safe for me and there will be no surprises when the tenant leaves.

4. I do a background check on the tenants myself and ask the management companies to see the application as they show the house. If they reached us through Facebook - I check their profile too.

5. I get information from previous properties that I live in, and current jobs in the Appliance. After that I check in other places (such as LinkedIn or Facebook profile) that the information they gave about the workplace is also updated there.

My method has proven itself until now - but it is important to note that there is some savings. Sometimes the time to locate the tenant may exceed one month because many tenants do not meet the criteria I set.
