Choosing an investment market by asset location parameters

 

It's time to step out of the comfort zone and as a spectator and a student and move to an operative side
I try to examine and select an area. From what I read in the forum and videos on YouTube I chose the following parameters:

Environment parameters for Property location
1. Positive migration, families moving to help have leveraged construction and renewal

2. Unemployment rates as low as possible for the population in the region and for the general population (to ensure that the population has money)

3. Property location - nearby schools \ community centers \ Universities \ Main road \ - The location of the property, located in an area close to community centers, schools, access to the main road

4. Location capacity - more home owners then rented homes (at list 70%), high rents - a location where most homes are privately owned and rental demand is high

5. Social status - the area is based on family with children - a section of the population in the area - to search for an area where the majority of the population is families with children

6. School rate, higher as possible - Grade for schools in the area - as high as possible

7. Crime rate, lower as possible - Crime percentage in the property area as low as possible - Pedophiles in the property area

8. Income rates (above 60K for year) - Average income in the property area - as high as possible

9. New building projects in the location or nearby (permits) - New projects for construction in the property area

10. New projects for population - Are there large tenders in the area that will bring a new population to the area, new factories, and companies that move to the area

At the same time, I read the following article, the best markets for investing in 2019 according to Forbes:

I focused on the following cities:
1. Jacksonville
2. Orlando
3. Charlotte
4. Indianapolis
5. Alabama

My strategy for the next two years are Fix & Flip deals only.

Are there any recommendations on one of these markets? I would be happy to receive testimonials from experience and experience.
I do not want to do Andandino….

The Best Markets For Real Estate Investments In 2019

Even with interest rates inching up, investing in real estate - and especially in rentals - will be a good move in 2019. Avoid markets that are already over-priced and look for markets with high growth.

Sometimes there are requirements to write about some particular cities and alongside them add other cities. These articles are published on leading financial websites.

    In the case of this article it is from Forbes - so there is a chance that it is real.
