Who used cash for keys to evacuate tenants?
What did you propose to evict from the apartment? (In the above case, they did not violate the rental agreement but we would like to buy the property without the tenants in order to renovate and sell it)
The owner is interested in selling, lease contract until the end of November without a specified exit clause (except in cases where tenants do damage to the property etc.).
The deal is suitable for Flip but for Rentel in the framework of the rental they pay - not good enough for us.
In terms of numbers and time of the flip - we thought to offer two months in which tenants are given 2 compensation monthly rent + 1500 additional dollars. A total of $ 4000 and 60 will be paid during the day. The clearing will be postponed until the tenants are evacuated after checking the condition of the property in the evacuation.

Who used this technique when negotiating a property purchase? (Not when evacuating a sheriff ... different situation) Tell about insights from your experience.
The owner wants to sell but does not want to frighten the tenants - to remain bald on all sides and has no way to force exit.
The management company conducts negotiations with the tenants and this is not within our control unfortunately.

We have done eviction processes not once or twice, but it is definitely something else. Recommend you to see the movie 99 homes / see how the process you talked about actually works.

What country / city building? You offer an exit for these guys, it sounds full of money. What is the problem of holding until November, showing the house to contractors, getting organized on financing, etc.? The winter is ideal to remodel.
For the sake of interest, I give them $ 1,250, a rental month and maybe pay directly to the moving company (not to the tenants!). In such rent I assume that the family earns an 50k roof a year. That's a nice sum for them.
