    I did the way you talk about it and bought a few properties in a short time, and I'm very pleased with the results so far. I am aware of the difficulties and will try to answer:
    Agrees with the comments above and adds that you need to build yourself a winning team that includes at least: a real estate agent, a mortgage agent, an insurance agent, a property management company, a mentor and support from home (spouse). You can also add a lawyer to the mix who can advise if necessary. Agree that ideally it is better to do real estate from the field, but there is common and there is desirable, and it is not always possible.     In order to find a mentor in my personal opinion, I recommend working in a company that deals in this field. And as Michael Assido said
    Real estate in the field and not remote control.

    In terms of where to start ..
    My recommendation (believe a lot will be shared with me also) is to start in smaller, less competitive markets. Not to choose central and famous cities of the head but rather to look at the cities 4-5 in size in that country. Read about the development in those cities and send emails to real estate agents in the area who will start sending you attractive offers according to the prices you are looking for.
