Background in Small For the sake of proper disclosure, I am an accountant and also engaged in real estate in the Upstate New York area.
Due Diligence, I was recently exposed to an investment made in an income-producing property in the US through an investment company that also serves as the property management company and I was very disappointed with the way the investment was managed and the warning signs I would have had if it was my money. Is to raise awareness and not to form an opinion about this or that investment company).
That is why I wanted to talk about the issues that the Israeli real estate investor in the United States should check with the investment company he works with:
? The investment company - is it a company with a reputation, is it a company related to a company with an established reputation? Is the company incorporated in Israel and if not - in which country is the company incorporated? What do other investors, current or past, think of the company? Who is the contact on behalf of the company?
? How to manage the investment - Is it clear to the investor how the money he transfers to the company is managed? In case you find a property for it, how is the investment managed until the purchase of the property? Is money earning interest for example? Is it invested in other assets in the meantime? Is there an understanding of how to invest in terms of tax requirements in Israel and the tax requirements in the country where the assets are located? Did he get an explanation of the tax requirements for all the different forms of investment?
? Transparency of information and reporting - Can an investor at any time receive a current snapshot of his investment? Does the investment company provide regular and clear periodic reports?
? Assets themselves - Did he get an explanation on how to optimally invest in the property for him? Did he conduct his own due diligence on the property offered to him beyond the data he received from the investment firm? (Be surprised or not, but you can find lots of information on the internet, you just need to know what to look for)
It is in a nutshell, there are probably other issues, what is important to note is that it is worth checking before investing.
