I want to tell you about a type of inspection, which is called - sewer line inspection (sewer scope inspection)

This is a test done for external pipes of the house, which connect the house to the municipal sewage system, to find fillings. This pipe is underground in the yard that belongs to the home area, and therefore any pipe failure is actually a fault that the landlord is responsible for.

The test is done using a camera, which is connected to a cable - the cable is inserted into the pipe (snaked) and passed through it to find blockages.

Most of the problems with the sewer pipe will be in older homes from the 50 years and before, when this pipe became clay.
From the late 60s onwards they began to make the pipe from durable plastic - in which this problem is much less common. (And here we learned some history).

So what causes these blockages in the sewer pipe?
The biggest factor is the trees that grow relatively close to the house, there is more chance of clogging, because the roots of the trees grow underground, and easily break the pipe made of clay. This is why this problem is more common in old homes.

Another reason for such a blockage could have prevented a poor installation of the pipe or a move in the ground (rare).

How much does it cost: (From my experience in Indianapolis) the prospect costs $ 250-350.

To do or not to do?
When buying a home in the United States, there is usually a general inspection that costs about $ 300.
The plumbing pipe is not mandatory, but there are cases where it is worth doing.

When I check a property and have even one tree close to the house, I invite this speculation. I've done it 3 times already, and always the drain pipe was without fillings.
For the most part, I do not do this speculation because the trees are not close enough.
But here, in the house I bought 5 months ago and did not inspect the sewer pipe, there were repeated blockages in the toilet, until we did the above inspection and found that a section of the clay pipe broke, the broken section fell into the pipe and created a blockage and because the toilet almost exploded (yes, yes).

The cost of the repair - $ 2500. not nice.
And there are also repairs to the sewage pipe, which are more expensive than that.

  1. My realtor in Indianapolis tells me that about fifty percent of the houses built at the beginning of the last century have a problem with the sewer line. In the two houses I bought fortunately, there was no problem (yet) and more importantly, as part of the foundation work I did, I removed clay pipes that were around the house as part of a drainage system of gutters. They were in excellent shape. To this day they are in my garden are used as decoration. They have a bright outer glaze and I would never have guessed they were a hundred years underground

  2. There are municipalities that finance the repair from the door of the house until the connection to the municipality.
    It's something worth checking, it can lower the repair.
    The repair is done by such a flexible drill that goes into the pipe… and mows.
    It does not always work… and sometimes the hose needs to be replaced.
