Hello friends
Recently, a conference was organized on how to check a real estate transaction.
In fact, checking a real estate transaction in a particular location has 5 elements:
1-environment
2- The real estate market
3-Structure (Configuration and Status)
4- The business plan (numbers, financing, improvement, use and conversion etc.)
5 people (whether it's a local team using the do it yourself or a "passive" real estate company)
Each of these elements is required to carry out a thorough due diligence examination.
Here is a video I prepared demonstrating the due diligence process of the 3 part, the structure and emphasis on performing the remote control test.
Not all tests are carried out at once, there is a fairly simple methodical process where you can do this from the filtering stage until closing the deal as long as you put in the contract the appropriate conditions.

I have been studying the field in recent months, currently in contact with American realtors, and examining deals.
2 Questions I have raised regarding the details of expenses:
A. Regarding the section of the rental license - Is there a procedure in Cleveland that requires such a license?
B. Regarding 5% maintenance allocations - is 5% a realistic estimate? I guess it all depends on an asset / structure etc, but you may have some rules of thumb, how can estimates be made for this section?
